The Missing Link

There is a specialized flashing detail called a “diverter” or “kick-out” that needs to be installed at the junction of roof edges and the vertical siding interface that if not installed allows water to leak behind the wall regardless of the type of siding material.

The result of not having this present or not properly installed it that over time the siding , the sheathing and eventually the actual structural framing of the building will be affected.

Why do builders so often ignore this critical device you may ask?

My experience is that because on any given job site there are multiple independent sub-contractors who are being paid by the job, not by the hour, that these types of oversights often happen when trades overlap and one contractor believes it is the responsibility of other contractor to install this particular device.

Is it the siding contractor’s responsibility?  Is it the roofing contractor’s responsibility?

The bottom line is that is doesn’t really matter. If it is not installed the area will most likely leak and ultimately it is the general contractor that should supervise and coordinate the sub-contractors to make sure it is installed, and installed correctly.

Over the years I have found multiple homes with either missing diverters, flashing that were site made and not seamless and improperly installed that have actually aggravated the situation by directing water even more efficiently behind the siding and causing extensive damage.

Be advised that any damage caused by this omission is not covered under your homeowner’s insurance policy since it is the direct result of faulty workmanship and not a sudden weather event such as high winds, rain or storms.

This issue demonstrates the necessity of having a qualified experienced home inspector to evaluate the installation of these critical flashing installations whether buying a home or with exiting buildings.
